Great States Development is pleased to announce it has completed the acquisition of The Copham, a 120-unit apartment community located in the North Loop neighborhood of Minneapolis, Minnesota.
About the Copham
The Copham is a historic warehouse building that has been thoughtfully modernized to support intentional, contemporary urban living. The property further strengthens the company’s growing presence in one of Minneapolis’ most vibrant neighborhoods.

“The Copham is an ideal fit for our portfolio,” said Scott Houle, President of Great States Development. “This acquisition reinforces our long-term commitment to Minneapolis and the North Loop.”
The Copham offers a curated mix of amenities designed to support modern urban lifestyles, including pet-forward features, welcoming community living spaces, a well-appointed fitness center, and an underground parking garage with bike storage. Its historic character, combined with modern updates, aligns closely with Great States Development’s approach to investing in well-located, enduring communities.

The property will be professionally managed by Collective, a partner company of Great States Development.
Commitment to the Twin Cities
The acquisition reflects Great States Development’s strong confidence in the Twin Cities market and builds on the recent opening of partner company Great States Construction’s new Twin Cities office in Edina.
ElseWarehouse, another trademark North Loop property, joined the portfolio in March 2025, further expanding Great States’ presence in the market. The momentum continued last July with the groundbreaking of signature project The Setting on France in Edina.

ElseWarehouse is currently undergoing a series of thoughtful improvements, with Great States Construction leading the renovation. The team is applying its expertise and quality-driven approach to elevate the asset while preserving its distinct character. A similar enhancement strategy is planned for The Copham in the future.
Together, these milestones represent a sustained, long-term investment in the region’s growth and a deliberate expansion of Great States’ presence in the Twin Cities.
“We’re drawn to properties that have a story and a sense of place,” Houle added. “The Copham’s historic roots, combined with its location and livability, make it a natural complement to our portfolio. We believe in investing thoughtfully, honoring the heritage of these buildings, and contributing positively to the neighborhoods they’re part of.”
