Progress Continues on The Setting

The Setting, located at 7200 France Avenue in Edina, aims to bring a new standard of luxury to Edina with first-in-class amenities including an all-glass Conservatory. Construction, which began in July 2025, represents far more than forward progress for Great States Development.

“The Setting is our first major development in the Twin Cities where we are doing it all,” said Jonathan Kasper, Founder of Great States Development. “From acquiring the land to leading development, overseeing construction, and managing the property, this is beginning to end for us.”

That level of integration is intentional and sets the project apart. Great States Development, Great States Construction, and property management company Collective have worked in collaboration from the earliest design conversations.

Resident First Approach

"Our first step isn’t ‘Can we raise the money?’” Kasper explained. “It’s ‘What does the resident want?’ That’s where the process starts.”

Great States Development’s resident-first mindset shaped practical decisions that are often overlooked in many construction projects. From the logistics of how residents will move in to where will snow be moved after a winter storm, real-world livability drove discussions well before dirt was turned.

“We’re solving problems before they exist,” Kasper said. “Where does the snow go? How far does someone have to carry their garbage? How does the building actually live day to day?”

Construction Continues

After the completion of entitlement work, municipal coordination, and design refinement, construction is now well underway. The project has officially gone vertical, marking a significant milestone for the project and the Edina community. Concrete work is rapidly completing and framing will soon begin that will take the project to its intended 72 foot height.

Occupancy is anticipated for summer 2027.

“We didn’t come into Edina acting like we knew everything,” Kasper noted. “We leaned on local expertise. By collaborating with partners who understand the market, the overall product is better. It gives us the capacity to do things we couldn’t do alone.”

While The Setting reflects a new level of execution for the company, Kasper is clear that this is not a finish line.

“It’s the beginning of the next level. The goal is to take what we’ve learned building something of this caliber and apply it to future projects.”
